ADDITIONAL REQUIREMENTS AND CONCEPTS NOT IN THE COVENANTS:
The Liddon Hills Architectural Board intends to make every effort
to approve your house for construction, or to make recommendations
which would help to make it comply with our
requirements.
In general, the types of styles we will approve would include classical
or contemporary home plans, as long as they are done in a tasteful,
authentic manner, which does not detract from the natural surroundings,
or is percieved by the board to be inappropriate to the adjacent
dwellings.
WE ENCOURAGE THESE STYLES:
Contemporary or Classical Styles of Construction, such as those
found in House Plan Books, Magazines, and designed by well-known
Designers or Architects.
Rustic Styles of Construction in generally-accepted good taste
such as Lindal Homes, Acorn Homes, Post-and-Beam Construction, etc.,
designed by well-known Designers or Architects.
Custom-designed plans built by Licensed Builders in our area.
Homes designed as above, and built using new building technologies,
such as: super-insulated building panels, steel-framed houses, etc.,
as long as they are approved by local building codes, and are built
in a safe and tasteful manner.
WE WILL NOT ALLOW THE FOLLOWING
Prefabricated "Log Cabins" or Log Houses, except for
those outlined above under Rustic Styles of Construction.
No "manufactured housing" will be allowed at all, if
this means in common terminology "mobile homes" or "trailers".
Modular System-Built homes' suitability will be determined on a
case-by-case basis, as to quality of construction, appearance, acceptance
by other
lot owners, etc.
No experimental or unusual construction materials, unless examined
in advance and approved in writing by the Architectural Board and/or
the City Building Inspector.
OTHER REQUIREMENTS
If Stone is chosen as an element in the construction of the house
or outbuilding, please provide information as to the stone's color,
origin, and the name of the stone-cutter or
supplier.
Out-buildings constructed on a lot should contain no more than
1,500 square feet, at the maximum. All out-buildings, service buildings,
or improvements added after the original construction of the house
will have to be approved prior to construction in a similiar process
to this original review.
Tastefully built, brick Mailboxes with newspaper holders built
in are welcome in Liddon Hills. Please submit a general drawing
by you or your builder with your house plans. Very unusual or novelty
mailbox structures will not be allowed. Construction must meet Postal
requirements.
Fences and Walls may be constructed on lot perimeters, as long
as they have been approved in height, width, materials, and aesthetic
appearance by the Liddon Hills Architectural Board. Fences or walls
should not be built on top of any easements. Chain-link and similiar
fencing will be permitted only to the rear of the house, starting
at the back wall of the structure, and should be screened from view.
As stated above, we will make every effort to enable you to build
and enjoy your house as soon as possible, while helping to maintain
the integrity and visual beauty of Liddon Hills. See Protective
Covenants for other Restrictions regarding construction of your
lot.
